Where We Buy on the Gold Coast
Nobody buys the Gold Coast. They buy a particular street in Burleigh, a north facing berth on Sovereign Islands, or one specific floor plan in one Broadbeach tower. These are the pockets we work in most, and what we look at first in each of them.

Deep water is the entire point here, and it changes from one street to the next. We check berth depth at low tide, the condition of the revetment wall and which way the water faces long before we walk through the house.

Tedder Avenue keeps this one tightly held, and most of the stock is older prestige towers where the building matters more than the apartment. We read the body corporate records before an offer goes anywhere near a contract.

Before we let a client commit, we go through the body corporate records properly. The sinking fund balance against the age and condition of the building. Any special levy already struck, and any the committee has discussed but not yet raised. Minutes going back several years, which is where remediation arguments show up long before they become invoices. Insurance history, and what the premium has done recently.
On older beachfront towers we pay particular attention to concrete repair and facade work. Salt air is unforgiving, the bills are six figures, and they land on owners in proportion to lot entitlement whether they bought last month or twenty years ago.
We also check the by-laws against what you actually intend to do. Short term letting is restricted in some buildings and encouraged in others, and pet approvals, renovation consent and car space rules are all decided at building level rather than by council.
Flood and storm surge mapping is the last piece. It affects insurance cost now and resale later, and it does not always match what the street looks like on a clear day.
