Where the Ipswich packages are
How buying house and land works
A house and land package is usually two contracts: one for the land and one with the builder for the home.
- 1Choose a package
- Ask us for the address and the inclusions, and check your borrowing with a lender or broker, which we can also arrange for you.
- 2Sign the land contract
- You pay a deposit on the land. Registered land settles soon after; land that still requires a title will be settled when its title registers.
- 3Sign the build contract
- The builder's contract sets the design, the inclusions, the deposit and the stages you pay in.
- 4Settle the land
- Transfer duty is generally assessed on the land contract rather than the finished home. Your conveyancer confirms what applies to you.
- 5Build in stages
- Your lender pays the builder as each stage is reached, and you take the keys at handover.

Frequently Asked Questions
What is included in a house and land package?
A package pairs a specific block of land with a home design suited to it. Inclusions vary between builders and designs, and the package details we send you list what is included and what is an upgrade.
What does title expected mean?
The land is part of a new subdivision and its title has not been registered yet. You sign the land contract now and settle when the title registers, and construction starts after the land settles. Registered means the title already exists.
Do I need two loans?
Most buyers use one construction loan that covers both: the lender pays for the land at settlement and then releases the building funds in stages as the build progresses. Your broker or lender will explain how they structure it.
What deposits will I need?
Expect a deposit on the land contract when you sign it, a deposit on the build contract, and progress payments during construction. The amounts depend on the contracts, so ask us for the figures on any package.
Can I change the design?
Many packages come with more than one design option, and builders often allow changes to the floor plan, facade and finishes. Changes can affect the price and the timing, so ask before you commit.
Is the facade in the picture the actual home?
The pictures are the builder's renders of each design, and some show the style rather than that exact design. The finished home can differ in colours, landscaping and details, so ask for the plans and inclusions.
Can I buy from interstate or overseas?
Yes. We can do everything by phone, video and email and work with your broker and conveyancer. Buyers who are not Australian citizens or permanent residents generally need Foreign Investment Review Board approval first, so ask us early.
Found a package you like?
Send us its reference and we will come back with the address and the next steps.
