In early May 2026, apartment 5002 at 71 Eagle Street sold for $4,500,000 - an unconditional offer made after the first inspection, settled in 19 days. The sellers bought the apartment in 2022 for $3.1 million. Four years, $1.4 million, one open home.
I've been selling in Riparian Plaza for two decades, and I can tell you that results like this don't happen because the market was good that week. They happen because the right apartment meets the right preparation at the right moment. This sale had all three.
The result: $4.5 million, one inspection, 19 days.

An unconditional offer with a 19-day settlement is rare at any price point. At $4.5 million it tells you the buyer had done their homework before they walked in the door - and that the campaign put everything they needed in front of them before they asked.
Three transactions, one apartment: my 20-year history with 5002
This is the part of the story I'm proudest of, and it's a story only we can tell, because we were there for all of it.
In October 2008 - the depths of the GFC, when Brisbane's prestige market had all but stopped - I sold this apartment for $3,355,000. That was $905,000 above the building's previous record, and it stood as Riparian Plaza's benchmark for years. Selling a record price into a financial crisis taught me more about this building's buyer pool than any boom ever could.
In 2022 I was on the other side of the table. Acting as buyer's advocate, I secured 5002 off-market for $3.1 million - no campaign, no competition, a quiet negotiation for clients who knew exactly what they wanted.
And in May 2026, those same clients asked me to sell it. The result: a new building record, done in 19 days.
Record sale, off-market purchase, record sale again. Three transactions across 20 years, each one on the right side of the market. When people ask what "local knowledge" actually means in the CBD prestige market, this apartment is my answer.
What made the campaign work
Harry Seidler designed Riparian Plaza as the final major work of his career, and the industry noticed - the Royal Australian Institute of Architects named it Australia's best mixed-use building in 2007, and the Property Council of Australia followed in 2008. Apartments here don't need embellishing. They need to be shown properly.
So we invested in the presentation before a single buyer saw it: a full 3D tour of the apartment and the building's facilities, 360-degree interactive aerial views from the apartment's actual outlook, drone photography, and a premium one-minute film. A three-bedroom apartment with the Brisbane River and Story Bridge filling every window, Howard Smith Wharves and the Botanic Gardens within a walk - the job was simply to let the apartment speak at full volume.
The second ingredient was pricing with conviction. We priced 5002 at a level that acknowledged it would set a record, not at a level designed to spark a bidding war on a lowball guide. Serious buyers respect that. The buyer who inspected first came prepared to act, offered unconditionally, and asked for a 19-day settlement. That's what happens when a campaign removes every reason to hesitate.
The third ingredient was the buyer pool itself. Most of my business comes from people I've acted for before or who were referred by them, and the enquiry on this campaign came almost entirely from that network - people who'd been waiting for the right apartment in this building.
